Seller Disclosures are Mis-leading
Beware, the "N/A" entry in #1 above is not correct, the Seller has been notified of lead based paint and pipes in the property.
The entry for #2 above is mis-leading. "Except as otherwise disclosed..." be sure that the Seller actually discloses the lead paint and pipes in the property to you.
The document titled WA REO State Rider, found on Auction.com has a mis-leading statement, "Further, regardless of how Seller obtained title, Seller has never occupied the Property, and Seller is not familiar with the condition of the Property, other than as may be disclosed in any inspection reports obtained by or on behalf of Seller, Seller's representatives or agents or that Seller may have received otherwise." This is a false statement, as the Seller has obtained reports as to the interior condition of the Property. Seller and real estate Broker have knowledge of interior condition of the Property, including the lead paint and pipes in the Property. Ignorance of WA requirement for complete disclosure RCW 19.86.020 and 49.60.222 is not an excuse. (2025-0720)
